Why Unauthorised Parking Is a Problem

Unauthorised parking in business car parks, on private land, in loading bays, and on fire routes creates real operational and safety problems. A blocked loading bay can halt deliveries; a vehicle in a fire route could obstruct emergency access; persistent parking by people who have no business on site can reduce available space for those who do. Waiting for a vehicle to be removed through official channels is slow and uncertain. Physical deterrents are the most reliable way to take control of your own space.

Option 1: Fold-Down Parking Posts

Fold-down parking posts are one of the simplest and most cost-effective solutions for securing individual parking spaces. When upright, they block the space; when folded flat β€” held in place by a padlock or key β€” the space is accessible. They are surface-mounted, typically bolted through tarmac or concrete, and require no power supply or maintenance beyond occasional lubrication of the hinge.

They work best where you need to control who parks in specific allocated spaces: named bays, disabled bays, reserved staff spaces. They are less suited to large areas or entrances because they control individual spaces rather than whole zones.

Option 2: Telescopic Bollards

Telescopic (or retractable) bollards are installed into a ground socket, rising from flush with the surface to full height to block vehicle access. They are operated with a key or padlock and can be left in the raised or lowered position as required. The raised position is substantial β€” robust enough to deter all but the most determined drivers β€” and they are typically manufactured from galvanised or powder-coated steel.

Telescopic bollards are a good choice for high-traffic areas where the point of access changes frequently β€” for example, an entrance that needs to be accessible during delivery hours but secured at other times. They are more robust than fold-down posts and provide more visible deterrence.

Option 3: Removable Surface-Mount Bollards

Removable bollards use permanently fixed sockets set into the ground, with a bollard that slides in and is secured with a lock. When access is needed, the bollard is removed and stored. This makes them ideal where occasional vehicle access is required β€” for example, a pedestrian area that delivery vehicles need to enter periodically.

They are quick to remove and reinstall, require no permanent foundation beyond the socket, and leave a tidy surface when the bollard is absent.

Option 4: Car Park Barriers and Chain or Rope Barriers

Where you need to control access to an entire area rather than individual spaces, a car park barrier or rope-and-post barrier system is more appropriate. Barrier arms β€” whether manual or powered β€” are the standard solution for controlled entry and exit at car park entrances, preventing unauthorised access entirely rather than responding to it after the fact.

Rope or chain barriers on posts are a lighter-duty option for demarcating areas or indicating that access is restricted without providing a hard physical stop. They are useful for separating pedestrian zones from vehicle areas or indicating that a section of car park is closed.

Option 5: Safety Fencing and Signage

For larger perimeters or sites where vehicle access points are numerous, a combination of security fencing, signage, and targeted bollards at key access points provides comprehensive control. Clear signage β€” β€œPrivate land, no unauthorised parking”, β€œCCTV in operation” β€” acts as a first deterrent and, where enforcement is pursued, establishes that the restriction was clearly communicated.

Spacing and Effectiveness

The spacing of bollards is critical to their effectiveness. To prevent a standard car from driving between bollards, the gap should be no more than 1.2 metres. For motorcycle deterrence, 1.0 metre or less is advisable. Where the concern is larger vehicles β€” vans or lorries attempting to access a restricted area β€” spacing should be reduced accordingly and the bollards themselves should be rated for the relevant impact load.

Key Considerations

Fire Escape Routes

Fire access routes and emergency exits must remain unobstructed at all times. Any barrier or bollard scheme must be designed so that emergency vehicles can gain access when needed. Where bollards are used on fire routes, they should be the removable or fold-down type, with the key or removal tool accessible to emergency services.

Disabled Access

Bollards and barriers must not obstruct disabled access routes. Disabled bays must remain accessible to vehicles displaying a valid Blue Badge. If your site has designated disabled parking, ensure any security measures you introduce do not inadvertently restrict access to those spaces.

Legal Note

Physical deterrents are a lawful and effective way to protect your land. However, their use must be reasonable: you cannot lawfully trap a person on your property, damage a vehicle, or use a physical system in a way that creates a hazard for emergency services. Signage communicating the restriction β€” ideally including a contact number β€” is good practice alongside any physical system.
